Business Location Services Ltd, acting on behalf of a local landowner, has successfully obtained planning permission for 9 residential dwellings, access, estate road, drainage and landscaping on land at Summercourt. 

Business Location Services Ltd, acting on behalf of Hawkins Motors Ltd, have successfully obtained full detailed planning permission for the demolition of existing car showroom/workshop and erection of new car showroom building on their existing site at Woodlands Road, St Austell.  The layout and design of the new showroom/workshop buildings provides for a high quality building design and use of palette of materials, landscaping and ecological enhancement. 

Business Location Services Ltd have successfully obtained full detailed planning permission for the conversion of a former chapel building to a residential dwelling on land west of Gluvian, Flamank Farm, Mawgan Porth.  The proposal provided this high quality and sensitive conversion of the historic building in a countryside location. 

BLS have won a planning appeal for a development of 28 residential dwellings on a site at St Mary's Road, Brixham following a refusal of planning permission by Torbay Borough Council.  Planning permission was granted by the Secretary of State following a planning appeal which was undertaken by BLS on behalf of Westcountry Land Enterprises (South West) Ltd (Appeal Reference APP/X1165/W/25/3368343). 

Notwithstanding Torbay Borough Council can only demonstrate a 1.7 year housing land supply and the site was allocated for housing development in the Brixham Peninsula Neighbourhood Plan, the Council refused planning permission.  The appeal decision highlights fundamental issues in how planning applications for housing are being processed in Torbay and why the Council has a woeful track record in the delivery of housing. 

BLS on behalf of Brownfield Investments have successfully obtained full detailed planning permission for the demolition of existing industrial units and erection of 4 replacement industrial units within the E Use Class (excluding E(a) and E(b) sub classes) on the Wheal Jane Earth Science Park, Baldhu, Truro, TR3 6ED.  BLS undertook the coordination, preparation and submission of the planning application.  The scheme involves the provision of high quality business space at the Wheal Jane Earth Science Park and will make a positive contribution to the local economy.  

BLS have successfully obtained planning permission in principle on behalf of Westcountry Land (Kergilliack) Ltd for the erection of upto five dwellings on land north of Hillhead Road, Kergilliack, Falmouth with the reference PA25/06176.  The development provides for the erection of five detached dwellings.  

BLS, on behalf of Mr A. Whetter, provided town planning advice in respect of the planning permission for the construction of four dwellings on land south of No. 17 Heather Meadow, Fraddon, with the reference PA25/03870.  The application site comprised land outside of the settlement boundary identified in the St Enoder Neighbourhood Plan.  However, given that Cornwall Council does not have a five year housing land supply, the housing policies of the Cornwall Local Plan and Neighbourhood Plan are out of date and the presumption in favour of the tilted balance in paragraph 11(d)(ii) of the NPPF is engaged.  Accordingly the benefits of the application, by increasing the housing supply, outweighed any harm and the application was compliant with the NPPF and the development plan and planning permission was granted.  

BLS, acting on behalf of Westcountry Land (Kenwyn) Ltd have successfully obtained planning permission for 90 houses (23 affordable) on land outside of the settlement boundary of Roche.  The application was an outline planning consent with access, scale, layout and appearance with landscaping reserved.  BLS undertook the preparation and submission of the application.  Given that Cornwall Council no longer has a five year supply of housing land, and the Neighbourhood Plan is out of date, the presumption in favour of sustainable development and the tilted balance was applied with paragraph 11(d)(ii) of the NPPF engaged.  Substantial weight was given to the benefits associated with increasing the housing land supply in a sustainable location, with any harm being outweighed by the benefits arising from the proposal. 

BLS, acting on behalf of the Bowood Hotel and Golf Club Ltd, have successfully obtained planning permission for the installation of the solar pv array at the Bowood Hotel and Golf Club, Lanteglos, Camelford.  BLS undertook the coordination, preparation and submission of the planning application.  The proposal will generate 189kw of renewable electricity and will contribute to meeting the energy demand of the hotel and golf club enhancing the sustainability of the facility.  

Business Location Services Ltd, acting on behalf of Property Star Investments Ltd, have successfully obtained planning permission for the demolition of existing garages and erection of four dwellings on land off Bolitho Road, Heamoor, Penzance.  BLS undertook the coordination, preparation and submission of the full detailed planning application to Cornwall Council.
